Sharran Srivatsaa, the President of Real, said “The fastest way to a culture of camaraderie and appreciation begins with asking for help.” We wanted to be the resource for our investors by thinking outside of the box…to be creative with financing options and help achieve their goals. Not to stumble over roadblocks…
Owner/Seller Financing.
Even in today’s market Seller financing is still very much alive and well. These direct-from-owner loans can be leveraged for investment properties and even cover renovation costs prior to closing.
Mortgage Assumption.
Saving on mortgage interest rates is extremely advantageous with record-high rates. Potentially skip appraisals in the fluctuating market. Overall, putting hundreds or thousands of dollars back into your pocket.
Crypto Purchase.
Whether you like it or not cryptocurrencies are here and rapidly evolving. We partner with local crypto mortgage specialists and title companies to help assist with your purchase or sale. We have the opportunity to market your property to several crypto marketplaces and even have the ability to list it on the MLS with a crypto-only offer stipulation!
1031 Exchange.
A savvy investor knows the advantages of a 1031 Exchange purchase. Defer those ugly capital gains taxes by swapping one property for another! Ask us how as a business entity you can perform these sales & purchases. There is no limit on the number of exchanges you can do either. Think of taking a paperclip and continuing to trade working your way up to a Lamborgini!
Stock Option Mortgages.
More companies are becoming smart with rebuying back their stock from owners (aka you). Amazon is the most recent, allowing employees to utilize their stock as down payment assistance. While these may come with a higher interest rate, it does add an additional avenue to explore in breaking down initial investment barriers.
Hard Money Lender.
Maybe you have heard the term…but essentially it is a non-conforming loan from private companies for short periods think 6 months to a year. They use their cash to purchase a home while you perform the renovations to either refinance the home into your name or sell it before the note is due. These typically have less stringent approval processes and quick funding meaning some closings can happen in 7 days or less! HML uses the subject house as collateral. You don’t perform they get it…They can come with higher penalty fees or closing costs. But a great option for someone looking to get the ball rolling on limited personal funds.
Private Money Lender.
Very similar to Hard Money, Private Money Lenders are usually of relation to you or they can be a small group of local people that form lending circles. They may be more or less strict with lending criteria and terms. But they also use the subject home as collateral on your project.
